Here’s a snapshot of how we’ve performed – and what we’re doing next to improve even more.

Each year, we check how well we’re meeting the Welsh Government’s housing standards. Here’s a snapshot of how we’ve performed – and what we’re doing next to improve even more.

Leadership & Governance

What it means: We must have strong leadership and decision-making that helps us deliver safe, affordable homes and services that matter to you.
How we’re doing: We’re fully compliant. We launched new strategies, improved board training, and made sure tenants help shape our decisions at every level.
Next: We’ll make our performance reporting clearer, boost diversity on the Board, and test how well our new recruitment processes are working.

Managing Risk

What it means: We must spot risks early, have strong internal checks, and plan for emergencies.
How we’re doing: We’ve got strong systems in place and regularly audit our work. Business continuity and cyber safety plans are in action.
Next: We’ll keep testing emergency plans, learn more from past incidents, and set up a regular business continuity group.

Delivering High-Quality Services

What it means: We must keep tenants safe, fix issues fast, and provide services that meet your needs.
How we’re doing: We’re on top of safety standards, including damp and mould. We’ve helped 3,000+ tenants with financial or tenancy support.
Next: More staff training on managing contractors and continuing service improvements.

Tenant Involvement

What it means: Tenants should be involved in shaping services and decisions.
How we’re doing: Tenants take part in boards, policy-making, surveys, and community events. T-Fest celebrated tenant voices and impact.
Next: We’ll run a tenant roadshow, involve more tenants online and in the evenings, and link up with trusted people in the community to widen participation.

Rents & Service Charges

What it means: Rents and charges should be affordable, fair, and clearly explained.
How we’re doing: We followed rent guidance and involved tenants in creating our rent policy. All charges were kept within the legal limit.
Next: We’re exploring tenant inspectors to help check quality and value of services.

Value for Money

What it means: We must use our money wisely and show how we reinvest it into homes and services.
How we’re doing: We’ve saved money by bringing repairs in-house and using savings to support communities (like paint packs and local projects).
Next: We’ll run community tours to hear how energy-saving upgrades are working for tenants.

Financial Planning

What it means: We must be financially stable now and in future, with clear plans and careful use of funding.
How we’re doing: We’re in a strong financial position and have secured new funding for more affordable homes.
Next: We’ll keep reviewing plans, monitor new development spend, and ensure we stay financially healthy.

Managing Homes & Assets

What it means: We must understand what we own and use that knowledge to make good decisions.
How we’re doing: We’ve assessed 2,700 homes and energy-rated 2,100 more to plan future upgrades. We’ve also repurposed hard-to-let homes to support communities.
Next: Continue surveys and prepare homes for future energy targets.

High Quality Homes

What it means: All homes must be safe, well maintained, and meet Welsh Government standards.
How we’re doing: We’re building 130 new homes each year, brought 31 empty homes back into use, and completed most of our planned upgrades.
Next: Keep delivering our investment plans and work with tenants on long-term regeneration projects like Penrhys.

 

What’s Next?

We’re proud to meet all nine standards – but we’re always looking to do more. Our improvement plan for 2025 includes:

  • New data and performance tools
  • Board diversity and training
  • Wider tenant involvement
  • More energy-efficiency upgrades

Tenants play a key role in shaping these improvements and making sure our assessments are accurate and fair.
