My Trivallis

Have your say on rent and service charge changes

26 October 2026

We are asking for your views on two possible changes from April 2027: a rent increase up to 4% (plus £1 per week for some properties), and new service charges for some services that are not currently included in your rent

Looking after your home is our priority. We want to continue providing quality repairs, investing in our homes and delivering the services you rely on.

However, the cost of doing this continues to rise. Higher prices for repairs, materials, insurance and other essential services mean we need to find additional income to help cover these costs.

That’s why we are considering some changes from April 2027, including a rent increase and the introduction of some service charges.

What changes are we proposing?

We are considering:

  • Increasing rents by up to 4% (plus £1 per week for some properties)
  • Introducing service charges for some services that are not currently included in your rent

No decision has been made yet. We want to hear what you think before any decision is taken.

Proposed rent increase

We are considering increasing rents by up to 4% from April 2027.

For example:

  • If your rent is currently £100 per week, it would increase to £104 per week

The extra income would help us:

  • Carry out repairs and maintenance
  • Improve existing homes
  • Invest in local neighbourhoods
  • Continue providing services that support tenants

This is the amount the Welsh Government allows us to increase rents by.

Proposed service charges

At the moment, Trivallis pays for some services on behalf of all tenants, even where only some tenants benefit from them.

We are considering introducing service charges to cover some of these costs.

Examples include:

  • Communal outdoor lighting and fire safety maintenance costs in communal areas
  • Buildings insurance
  • Other shared services provided to tenants

Why are we considering this change?

There are two main reasons:

1. It’s fairer

Some tenants already pay service charges, particularly those living in sheltered housing and some flats.

Other tenants receive services but do not currently contribute towards the cost.

We want a system where people only pay for the services they receive.

2. It protects investment in homes

When Trivallis pays for services from rental income, there is less money available for repairs, maintenance and improvements.

Charging separately for services helps ensure more rent money can be spent on maintaining homes.

How much could service charges cost?

We expect most tenants affected by these changes would pay around £1.90 per week. No one will pay more than £2 per week in service charges.

Any service charge would appear clearly on your rent statement.

Important information

  • You would only be charged for services that directly benefit you.
  • Many service charges can be covered through Housing Benefit or Universal Credit for eligible tenants.
  • We can provide advice and support if you are unsure how the changes might affect you.
